BTU Sizing Guide for HDB BTO Rooms

Typical fan coil sizes Singapore installers recommend for BTO room sizes.

RoomTypical sizeRecommended fan coil
Common bedroom / study9 – 11 m²9,000 BTU
Master bedroom12 – 15 m²9,000 – 12,000 BTU
Living room (3-Room)16 – 20 m²12,000 BTU
Living & dining (4-Room / 5-Room)22 – 30 m²12,000 – 18,000 BTU

System 3 runs three fan coils off one outdoor compressor, usually the master bedroom plus two other rooms. System 4 adds a fourth fan coil, usually for the living room. Size up one step if the room faces west, is on a high floor with direct afternoon sun, or opens into the kitchen. These figures are a rule of thumb: ask your contractor to confirm sizes during the site survey.

HDB Aircon Installation Rules & Buyer FAQ

What to check before installing aircon in your BTO flat.

Should I choose System 3 or System 4 for a 4-Room BTO flat?

For a standard 4-Room BTO flat, a System 4 inverter powering 3 bedrooms and the living room is most common. If the study room won't be air-conditioned, a System 3 is sufficient.

Why upgrade to 1/2-inch Class 0 Armaflex insulation?

Standard 3/8-inch insulation can sweat in humid Singapore weather, causing water leaks through trunking boxes. 1/2-inch Class 0 Armaflex greatly reduces condensation and protects the copper piping.

Are your partnering contractors BCA and EMA licensed?

Sponsor slots are only offered to BCA-registered mechanical and electrical contractors whose technicians are certified for R32 installation. Ask the contractor for their registration number before signing.

Can I reuse old copper piping when replacing an aircon?

Reusing old copper piping is discouraged if the previous system used R22 refrigerant and you are switching to R32, as R32 runs at higher pressures and residual oil can clog the lines. A complete piping replacement is recommended for piping older than about 6 years.
